Midtown Modern site is located in Singapore, along Tan Quee Lan Street in district 7, Bugis. The land parcel was offered by Urban Redevelopment Authority (URA) from the Government Land Sales (GLS) program. The tender attracted two competitive property developers with the winning bid went to a joint venture partnership of three entities, there are GuocoLand, subsidiaries of Hong Leong Holdings which comprises of Hong Realty and Intrepid Investment. The highest bid came to know at S$800.19m translating to S$1,535 and second place by the partnership of MCL Land and City Developments Limited (CDL).
The land parcel is zoned has a residential site that enable the developer to build up to a maximum gross floor area that estate about 521,301 sq ft. Potentially, the development can house up to 580 residential units. The maximum GFA build for serviced apartments is 12,000 sq m. Property analysts calculated from the land bid and estimated the breakeven price for Midtown Modern is around S$2,200 psf, which means the development will possibly price and sell at S$2,400 psf.
Midtown Modern site’s was bought at 5.3% higher than The M at Middle Road that was bidder at S$1,458 psf per. The possible reason of the price difference could be the location where Midtown Modern is nearer to the Bugis MRT station that is the interchange station that connect East-West and Downtown Lines.
